Pre-Purchase Inspection After the Buyer puts in an offer for a house, He/She hires me to come inspect and advise on the condition of the house so the Buyer can make an educated purchase.


Pre-Sell Inspection Prior to listing the house for sale, the seller hires inspections to discover and offer corrective solutions to problems the house may have, which could potentially increase the property’s value.


One-Year Warranty Inspection This inspection is for new homes just built. The buyer or home owner hires me to complete a home inspection before the home is one year old in order to find defects which would be taken care of by the builder under the New Home Warranty Program.


Maintenance Walk Through Inspection This type of inspection is performed when the Home Owner or buyer wants/needs to determine a maintenance budget. I will walk through the house with the owner or buyer, much like a regular full inspection, except the Owner will make notes instead of the Inspector. No report will be given, therefore reducing the cost of a professional Consultant.

Radon ...A layman's description. Radon is a cancer-causing radioactive gas. You cannot see, smell or taste radon, but it may be a problem in your home. The Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. If you smoke and your home has high radon levels, you're at high risk for developing lung cancer. Some scientific studies of radon exposure indicate that children may be more sensitive to radon. This may be due to their higher respiration rate and their rapidly dividing cells, which may be more vulnerable to radiation damage.

The US EPA, Surgeon General, American Lung Association, American Medical Association, and National Safety Council recommend testing your home for radon because testing is the only way to know your home's radon levels. There are no imediate symptoms that will alert you to the presence of radon. It typically takes years of exposure before any problems surface.

Radon is a national environmental health problem. Elevated radon levels have been discovered in every state. The US EPA estimates that as many as 8 million homes throughout the country have elevated levels of radon. Current state surveys show that 1 home in 5 has elevated radon levels.


Termite A termite inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects (WDI) and wood-destroying organisms (WDO). The inspector will visually inspect the entire interior of a home (including accessing and entering any sub-space such as basements and crawlspaces) and exterior of the property. Video Lateral Sewer The building sewer section of the plumbing system is often neglected by homeowners until problems arise. A video inspection will show any problems including grease, roots, cracks, and offset joints which affect normal sewer flow. Simple repairs can avoid spills and save you and the city a lot of money.
